The Llandrindod Wells Conservation Area was originally designated by Radnorshire District Council in 1982. The boundary as shown on the map (map B), includes most of the central part of the town from the railway station building in the north to the recreation ground within Montpellier Park in the south, and the whole of Rock Park. It includes buildings with a wide variety of styles including Classical, such as the HSBC bank on Middleton Street; Queen Anne and Edwardian Baroque of the Gwalia; Gothic, and Arts and Crafts.

The boundary was recently reviewed by the Local Planning Authority in accordance with the Planning (Listed Buildings and Conservation Areas) Act 1990 and in order to comply with a condition imposed the Heritage Lottery Fund in the contract for the Townscape Heritage Initiative. The amendments were adopted in 2004.

As a means of extra control to ensure the character and appearance of the Conservation Area is not unduly impacted, an Article 4 Direction is in place throughout the CA.
